The Process

Five steps to your new home

01

Get Pre-Approved

Before we tour a single home, we'll connect you with a trusted local lender so you know your budget and can move fast when the right property appears. In Bakersfield's market, a pre-approval letter is often the difference between getting an offer accepted and missing out.

02

Define Your Must-Haves

We'll sit down and talk through what actually matters — neighborhood, school district, commute, space to grow into. This keeps our search focused instead of overwhelming.

03

Tour & Compare

You'll get access to new listings as soon as they hit the market, often before they're widely seen. We tour together, and I'll give you a straight, experienced read on each property — good and bad.

04

Make a Competitive Offer

When you find the one, we build an offer strategy based on real comparable sales and current market conditions — not guesswork — so you're competitive without overpaying.

05

Inspect, Appraise & Close

We coordinate inspections, negotiate any repairs, track the appraisal and loan process, and keep everything on schedule so closing day goes smoothly — and the keys end up in your hand.

Common Questions

Buyer FAQs

How much do I need for a down payment?

It depends on the loan program — conventional loans often start around 5–20% down, while FHA loans can go as low as 3.5%, and VA loans may require none at all for qualifying veterans. We'll connect you with a lender early so you know exactly what fits your situation.

How long does it take to close once an offer is accepted?

Typically 30–45 days for a financed purchase, depending on your lender and the complexity of the transaction. Cash purchases can close much faster.

What's due diligence / the inspection period?

After your offer is accepted, you'll typically have a window to inspect the property and negotiate repairs or credits before you're fully committed. We'll walk you through exactly what to expect for your contract.

Can you help if I'm relocating from out of the area?

Yes — we work with relocating buyers regularly, including virtual tours and detailed video walkthroughs when an in-person visit isn't possible before your offer.
